Aha, thank you. Now the pieces are falling into place a bit. Didn’t recall seeing that home listed for sale but there’s a realtor’s sold sign on its lawn. I believe that realtor’s wife works for Lefko Brothers. What a shame, goodness knows it will likely be a tear down and whatever is put up will stick out like a sore thumb forever a blight on the charm of the neighborhood.

There are already many examples of the type of houses the developer builds in Maplewood. No builder can ever replicate the charm and uniqueness of the original homes they tear down. If they were willing to do a gut on the inside while maintaining the outside aesthetics, that would be a different situation. But these developers do not that. I stand by my original comment that a new home will stick out like a sore thumb and change the charm of the neighborhood, not for the better. When we moved here years ago, a main reason was the non cookie cutter inventory of homes. Now there are Lefko specials all over the place.

Personally it's sad to hear that house is being razed. We knew the family who lived there for many years and our kids were good friends.
OTOH, I looked up the sale price and it was far below market value for that neighborhood, with no photos listed.
So before we go off on another charming home being torn down we might want to know more about the house itself.
I am sad about the many homes being torn down in Maplewood too. But some of them aren't exactly gems.
Yes, it is about the house being torn down. but also, the house being put up.
I'm sure it will be a house that doesn't fit the neighborhood either in size or design.
Is the lot big enough for two houses? I think they could build a house with an ADU.
I doubt 2 homes can fit on this property. The current home is already very close to the one next door. And the side of the property is fairly steeply sloped down toward Maplewood Ave. I suppose it's always possible, but I don't see how 2 large-ish houses can fit there.
With regard to size, there are already 100+ year old large homes within 100 yards of that property. It's hard to imagine anything so massive on that plot that it would be bigger than other nearby homes. There has also been an ADU on a nearby property for more than a decade.
I'm disappointed in the tear downs and rebuilds around town too. But the idea that this neighborhood doesn't already have large homes is not accurate. As for design aesthetic, who knows? Hopefully it will blend.
With the frequency this is now happening the township needs to develop a better process for preserving the character of our neighborhoods.

I would expect it to be. But there are several taller homes nearby already. And the the homes directly adjacent are on higher ground. I don't think the height is going to make it stand out from its surroundings. Design of course is another story.
One aspect I'd be interested in is the plan for a garage. My understanding is garages need to be detached. But the current home has a garage attached. I wonder if the new structure would be grandfathered for an attached garage. If the garage needs to be detached no way do 2 homes fit on the property.
One thing you can be sure of, if this guy builds it, it’s going to be an eyesore and he’ll show no regard for the impact on the neighborhood. There’s evidence for that all over town.
They built a house in my neighborhood. It's nice but very generic, it lacks character. They did cut down a lot of trees to build it.

I believe attached garages are OK but they require a set back of a few feet. Given the positioning of the current garage on this property, I don't think building something similar would be a problem. However, that would be an issue for the planning board.
They could also just retain the existing garage and demo everything above it.

Hi. Received a certified letter from Lefko brother Builders. Stating that they are excited to announce that they will soon be starting a new development on their property. And it also says they look forward to bringing this exciting project to the community and wanted to keep us informed as work begins. Anyone know what’s going on with this property? What it is that they intend to build here. It also states they look forward to completing this exciting improvement and bringing this beautiful development to the community. I’m just curious. Thank you.
